Purpose of role
The ESG Manager role will be directly responsible for enacting our net zero planning efforts with the Investment Team. This role will work closely with internal groups and external technical consultants to develop annual plans to advance retrofits across our portfolio. Additionally, the ESG Manager will lead environmental certifications, with support from external consultants.
Key responsibilities
To perform this role successfully, an individual must be able to perform each key responsibility satisfactorily. The requirements listed below are representative of the knowledge, skills, and/or ability needed. This includes the following; other duties may be assigned as needed within skill sets.
Supports Grosvenor America’s ESG efforts with Associate Vice President, ESG and ESG Analyst / Coordinator on various initiatives and projects:
- Green building certifications: Working closely with Investment Managers, Property Managers, and external consultants to manage green building certifications, including but not limited to: LEED, EnergyStar, WELL, Passivehaus, Fitwell, Green Point, etc. Specific management responsibilities include:
- Coordinating with consultants on strategy to determine appropriate certifications to target,
- Completing project registration, credit documentation, submittal, and review,
- Liaising with Property Management team to conduct building-level audits, technical assessments, and other reports needed to complete certification requirements
- Net zero asset level planning and budgeting: Working closely with Investment Managers, Property Managers, and external consultants to develop asset level net zero plans, including:
- Analyzing and interpreting utility consumption information, technical assessments, and other relevant asset-level information to develop retrofit strategies, including calculating ROI estimates,
- Coordinate with internal and external resources to prepare budget estimates for plans,
- Incorporate net zero planning efforts into acquisition and dispositions processes
- Assisting with report preparation, including internal and external quarterly reports, annual ESG report, and annual GRESB reporting
- Assisting with preparing and implementing tenant engagement plans
- Contributing to external and internal outreach and communications, including speaking engagements, presentations, and interviews
- Participating in internal and external global working groups around various ESG topics (net zero carbon, biodiversity, carbon pricing, reporting, diversity, etc.)

Key requirements
- Bachelor’s Degree (or equivalent) in relevant study work (Environmental Studies, Engineering, Business, Architecture)
- 4+ years of experience in similar or related role, including 1+ years with LEED, EnergyStar or other relevant certification
- Experience in Microsoft software (Powerpoint, Excel, Power BI)
- Ability to adapt to changes in time of uncertainty
- High level of attention to detail but ability to step back and observe the bigger picture
- Genuine interest in Real Estate and specifically in environmental, social and corporate governance.
