Description

The Role

We are looking for a Bay Area based MEP Construction Project Manager to manage energy efficiency retrofits and renewable energy installations in commercial buildings. This is a mid-level position.

In this role, you will have primary responsibility for the construction management function at Gridium. You will also ensure pre- and post-construction engineering and analytics activities are tightly coordinated with project delivery needs. You will be responsible for working with owners, subcontractors, accounting and the Gridium Engineering team to deliver projects on time and on budget while also meeting the projected energy efficiency goals.

Essential Duties and Responsibilities

  • Ensure a complete scope of work is defined
  • Prepare bids and job quotes for projects; solicit bids and quotes from subcontractors
  • Manage multiple concurrent construction projects
  • Manage customer relationships
  • Execute and manage terms of project contracts
  • Monitor project budgets
  • Prepare and monitor project schedules which define tasks and milestone deadlines to be achieved
  • Review, analyze and make recommendations on project change orders
  • Estimate/price change orders as required
  • Prepare documents for billing purposes and coordinate with finance personnel to ensure payments are received and made in a timely manner
  • Maintain regular communication and collaboration with internal and external stakeholders
  • Visit job sites regularly during construction
  • Prepare and manage communications with sub-contractors and owners
  • Provide leadership to positively influence change; recommend methods and/or improvements based on project needs and resource capabilities
  • Develop construction standards and policies for Gridium
  • Author and manage Gridium’s construction site safety plan to ensure a safe work environment is maintained on all Gridium construction sites

Requirements

Residency:

  • Candidates must reside in the San Francisco Bay Area and have the legal right to work in the United States.

Experience:

  • 5-7 years proven experience managing construction projects with an MEP focus.
  • Strong track record of successfully managing construction projects from inception to completion.
  • Experience in coordinating construction activities with other trades and stakeholders on construction sites.
  • Experience managing projects in existing, operating, occupied buildings.
  • Familiarity with construction-specific software, tools, and technologies.

Project Management:

  • Expertise in managing construction project budgets, schedules, and resources.
  • Experience working with engineering teams to define/refine project scope.
  • Ability to develop and monitor project plans, ensuring adherence to timelines and milestones.
  • Experience in procuring MEP equipment and subcontractors.
  • Experience evaluating and negotiating construction contracts and change orders.
  • Understanding of construction quality control processes and procedures.
  • Proficient in conducting project risk assessments and implementing mitigation strategies.
  • Excellent communication and negotiation skills to liaise with clients, engineers, subcontractors, and other stakeholders.
  • Ability to manage projects independently with little supervision.

Leadership and Teamwork:

  • Strong leadership abilities to oversee and direct multidisciplinary project teams.
  • Effective collaboration and coordination skills with owners, engineers and other trade professionals.
  • Ability to motivate, mentor, and manage MEP project teams.
  • Demonstrated decision-making skills, prioritizing tasks and resources effectively.
  • Flexibility in wearing multiple hats and working on a broad range of problems as a member of a new team in a fast-moving environment.

Technical Skills:

  • Proficiency in interpreting MEP plans, drawings, and specifications.
  • Solid understanding of HVAC and electrical systems in commercial buildings.
  • Knowledge of construction cost estimation, budgeting, and scheduling.
  • Proficiency with spreadsheets (e.g. Excel), project scheduling software (e.g. Primavera), document management software (e.g. Procore).
  • Working knowledge of building codes, regulations, and safety protocols related to MEP systems.
  • Strong problem-solving skills related to MEP installation and coordination challenges.

Education:

  • Bachelor's degree in Construction Management, Engineering, or a related field.

Travel:

  • Frequent local travel to job sites in the Bay Area and occasionally in SoCal.
  • Quarterly company offsite meetings (location varies).

Other Valued Qualifications:

  • Relevant certifications or licenses in construction management or MEP disciplines would be a plus (e.g., Project Management Professional (PMP), Certified Construction Manager (CCM), Professional Engineer (PE), Certified Energy Manager (CEM), LEED certification).
